For non-compliance with fire safety rules - a fine of THB 2,000 • Smoking inside the apartment is prohibited:   fine - 8000 THB; • Check-in and check-out service between 17:00 hrs. and 09:00 hrs. is charged additionally at THB 500/time; • Because Internet (available for public area only) are free no claims are accepted in case of problems with Wi-Fi connection. I can not responsible for problem about quality of the Internet, because internet provided by third company; • Children staying at the Property have to be under constant care and supervision of accompanying them adults. Damage or loss caused by children is the responsibility of their guardians. The guardians bear sole responsibility for the children staying at the property; • The Guest should notify property manager immediately upon noticing any damage or loss. Guest bears full material and legal responsibility for any loss, damage or destruction of the House furnishings and appliances resulting from their fault or from the fault of their visitors; • Please contact us regarding any question. The deposit is fully refundable upon check-out. - The cost of final cleaning is included already. I do not provide daily maid service at this Property. House rules and living conditions IMPORTANT:   If the person named in the Reservation does not show up at the time of arrival, check-in is not possible. Disrespect for housing or house rules is not acceptable 1. Booking and number of guests. According to the rules of the platform, bookings for third parties are prohibited. Guests must check-in in the number that they indicated in the booking. When booking, be sure to indicate the number of all adults and all children. If guests violate these rules, I will contact the support service and refuse to check-in. We welcome your loved ones to our home, but for the sake of transparency, trust and security, you cannot book on their behalf. If you would like to invite a few more friends (guests), you have several options:   send me a trip change that includes an additional nightly fee for all additional guests, or cancel the booking in accordance with the cancellation policy. If an extra set of bed linen is needed, there will be an additional charge of THB 1,000 per set, which includes:   duvet, pillow, pillowcase, sheet, duvet cover. This price does not include the accommodation of an additional guest in the apartment. Bed linen changing service - 1000 baht per set 2. Check-in and check-out. For check-in, the guest must provide:   - ID (Thais) or passport (foreigners) - booking confirmation - security deposit 5000 baht If the arriving guest is not related to the booking, check-in will be denied. Booking confirmation can be displayed on the screen of any device or in printed form. A deposit can be provided in any currency in an amount equivalent to 5000 THB at the current exchange rate. If the guest refuses to provide a document or a deposit in full, according to the rules, check-in will not be possible. The deposit is fully refundable after checking the apartment at the time of check-out. Check-in or check-out outside of business hours is subject to an additional charge of THB 500 per time. Check-out time is no later than 11:00. If you stay in the apartment after 11:00 am, THB 500 will be charged for every 15 minutes. 3. Check-out instructions - Turn off the air conditioner, TV, oven, stove, microwave; - Please return all keys set provided at check-in. In case keys are lost, fine 1500 THB per set; - My assistant arrives at 10:45 for check-out (if you need earlier, please let me know in advance); - ?heck-out at 11:00 sharp (unless otherwise agreed before), a fine of 1000 THB for every 15 minutes of delay; - Please wash the dishes before leaving (otherwise a fine of 300 THB for a small amount of dishes); - Prepare your luggage in advance; - If you need a taxi, please order in advance; - Check your things and do not forget anything during the check-out; - Please collect used towels in one place; - Please, before leaving, throw out the garbage; - Guests should put their trash in designated trash receptacles and be mindful of excessive amounts of trash; - Guests should not leave the listing in a state that requires excessive or deep cleaning; - If guests used tape hooks or drilled holes during their stay, the guest will be required to pay for the repair of the entire wall; - Guests must pay at check-out for damages, missing items or unexpected cleaning costs. 3. Registration for foreign guests TM30 The guest is obliged to provide the passports of all guests in the group. In case of failure to provide information for registration of TM30 in a timely manner, check-in is not possible. Please send your passports in advance so that you do not waste time during check-in. 4. Electricity When leaving the premises, make sure that all electrical appliances, especially air conditioning and lights, are turned off. These precautions are taken to keep my guests safe in the apartment, reduce the risk of accidents and prevent potential fires. Failure to comply with this rule will result in a fine of THB 2,000. No answers are accepted. 5. Prohibitions. Guests are not allowed to bring prohibited substances and any items prohibited by Thai law. Gambling or other activities that are contrary to good morals or cause irritation are strictly prohibited. Smoking is allowed only outside the House, in specially designated smoking areas. Smoking in the house is completely prohibited. Violation of the smoking ban in the House is equivalent to the Guest agreeing to pay a fine of 8,000 baht each time he smokes to cover the costs of deodorization and general cleaning of the House. 6. Damage and loss of property. The guest must notify me immediately of any damage to property or lost items (keys, towels, broken glasses, plates, etc.). The person who booked is fully financially and legally responsible for any loss, damage or destruction of interior items and home appliances that occurred through his fault or through the fault of his friends. As the person making the Booking, you are responsible for the actions and conduct of all members of your group. I understand that you may have special needs for hanging objects or decorations on hooks, but I have noticed that removing the tape often causes damage to the paint on the walls. As a result, my team is required to repair and repaint damaged areas after every guest checks out. To ensure a smooth and hassle-free experience for both parties, I kindly ask you to refrain from using double-sided tape, drilling holes in the walls, or creating anything similar during your stay. If any damage occurs, I will have to charge you for the necessary repairs to restore the ENTIRE wall to its original condition. 7. Children. Children who are in the house must be under the constant supervision of adults accompanying them (parents, guardians, relatives, friends). For damages and losses caused by children, their guardians and the person named in the booking are responsible. Guardians are solely responsible for children living in the apartment. 8. Pets. According to the rules of the condominium, guests with any animals are not accepted for accommodation. 9. Cleaning. Dishwashing service not included upon check-out and available at an additional cost. The price starts from 300 THB at a time for a small amount of used dishes. Also according to the rules of the site, guests must treat the apartment as if it were their own. You can not leave housing in a state that requires general cleaning. In case of severe pollution of the accommodation, the guest must pay an additional fee. We do not provide daily housekeeping. 10. Complaints. Services are provided in accordance with the category and standard of the house. I ask the guest to submit complaints about the quality of service as soon as possible, which will allow me to correct the problem as soon as possible. A guest who has caused damage beyond normal wear and tear must contact the host and find a solution together. A guest responsible for damages, missing items or unexpected cleaning must pay for reasonable refund requests. 11. Miscellaneous. - The guest does not have the right to rent the apartment to other persons, even if the night for which he paid the due amount has not yet expired. - We do not provide luggage storage services. - Any items left by the guest in the apartment are subject to return upon request at the expense of the guest. If no such instruction is received, I will donate the items to a charity of my choice or dispose of them. In case of violation of these rules, I or my representatives will be forced to evict guests without refund of the security deposit. The guest is obliged to pay the amounts due for the services rendered so far, compensate for the damage, if any, and leave the premises.
